Senior Project Manager – GMSC

General Description/Position Summary:

  • The Senior Project Manager (SPM) will be part of a team responsible for supporting electronic security
    systems, building (IOT) networks, visitor management, tenant engagement app software and other
    technologies related to building operations across the Vornado portfolio and various other third‐party client
    locations.
  • The SPM will report to the Vice President of Operations at Vornado and to the Executive Management of the
    BMS/GMSC organization. Daily guidance will be provided by GMSC’s Assistant Vice President of Technology
    and Director of Technical Field Services, as well as Vornado’s Manager of Security Engineering &
    Infrastructure. The SPM will collaborate with all members of the GMSC Integrated Services technical and
    administrative team.
  • The SPM will take ownership of assigned security and network projects of varying sizes and complexity,
    responsible for coordinating and delivering these projects on time and on budget. He or she will also
    contribute to the organization and completion of projects and programs that are generally managed by the
    Senior Technicians.
  • The SPM will be a liaison among GMSC Integrated Services and various departments within Vornado. This
    may include Property Management, Leasing, Development, Construction, Operations, as well as Tenants,
    Partners and other third parties.

Primary Duties and Responsibilities:

  • Develop and manage all aspects of project and program engagement including, planning, external vendor
    relationships, internal and external communications, resources, budget, schedule, change, risk, and issues.
  • Assist in the transition of projects and programs from the specification phase to mobilization and
    management upon receipt of authorization to proceed from the client.
  • Conduct a kick‐off‐meeting among the specifier, proposer, field technician, management, and others to
    understand the scope of work, budgets, schedules, and other requirements of the projects.
  • Oversee and provide technical consultation on the installation of various Access Control, CCTV, and Visitor
    Management systems in accordance with specifications and engineered drawings.
  • Perform comprehensive site surveys to ensure progress in accordance with the project scope and schedule.
  • Attend and/or lead meetings with clients, subcontractors, general contractors, architects, engineers, and
    other parties to the project team.
  • Conduct and participate in regular internal project progress meetings.
  • Develop and deliver progress reports, documentation, and presentations to various audiences, including the
    project team, Executive Management, clients, professional team members and other key stakeholders.
  • Conduct a financial analysis of each project for labor and materials over/under and profitability.
  • Complete all necessary documentation per project: site reports, meeting minutes, as‐builts, etc.
  • Identify, examine, and resolve/help to resolve issues discovered in the field, in‐house, or external, that could
    have a negative impact on productivity, efficiency, teamwork and overall project success.
  • Demonstrate functional insight and communicate how technical solutions will address client goals while
    maintaining alignment with industry best practices.
  • Seek out opportunities for increases in the efficiency, performance, and profit of the Integrated Services
    team.
  • Participate in establishing best practices, templates, policies, tools, and partnerships to expand and help the
    organization grow and mature.
  • Maintain a professional appearance and attitude.

 

Education / Experience:

  • Bachelor’s degree, technical degree, or equivalent
  • PMI certification or equivalent experience
  • Minimum 5 years of experience in the security industry
  • Experienced with Software House, Lenel, Genetec and AMAG Access Control platforms (preferred)
  • Experienced with Genetec, Exacqvision, Axis, American Dynamics and / or other CCTV products (preferred)
  • Experienced with the installation of door hardware
  • Knowledge of basic IP networking
  • Experienced reading and comprehending engineered drawings
  • Experienced in the marking up, or “red lining” of drawings
  • Proficient in the use of a computer, with MS Word, Excel, and MS Project skill sets, Visio or Autocad/REVIT
  • Excellent interpersonal and communication skills (verbal and written)
  • Ability to work well and interact with other employees
  • Strong work ethic. “Can do” attitude and desire to provide best service
  • Ability to work under pressure with minimal supervision. Must be a self‐starter and quick learner
  • Strong problem‐solving skills
