Your opportunity

 

On behalf of the building owners, the Senior Commercial Property Manager will manage and oversee the daily operations of three Sydney CBD commercial properties, 100 Market Street, 77 and 85 Castlereagh Street. As a senior manager of this team you will strive to improve the financial and operational performance of these assets, deliver exceptional customer experience, and ensure safe and compliant workplaces. In conjunction with the broader team, you will drive performance to deliver the strategic direction, annual plans and budgets set for the commercial properties by the building owners.

 

 

 

Benchmark the performance of property services and building outgoings and work closely with the broader team to meet/exceed targets.

Develop and maintain a high degree of expertise in lease management including liaison with existing and prospective tenants to enhance retention and minimise downtime.

Identify potential areas of revenue and cost efficiencies and develop a strategy to meet/exceed targets.

Prepare timely and accurate monthly reports with commentary for the building owners.

Monitor and control tenant rental arrears and ensure rent reviews are actioned in a timely manner.

Prepare full business cases, cash flow analyses and commercially sound recommendations for any leasing proposal, operating or capital expenditure.

Review and provide input in the drafting of contract documentation.

Plan and coordinate resources and service providers to meet the needs of the commercial properties.

Work closely with the Facilities team to ensure critical systems are maintained, inspected and tested in accordance with legislation and Scentre Group standard practices.

Lead by example by introducing and practicing everyday innovation.

Develop and manage key tenant/stakeholder/service provider partnerships to ensure delivery, on time and on budget, and an exceptional customer experience.

Provide regular formal communications to tenants/occupants.

Respond to tenant/occupant complaints in a timely and professional manner, identify/resolve issues raised and gain agreement to solutions reached.

Lead team, coaching and supporting them on a day-to-day basis to collaborate and deliver quality results on time and on budget and ensure an exceptional customer experience; provide education, induction and training as required.

Working closely with the broader team, lead and drive coordination of service providers; provide direction on a day-to-day basis to deliver world class, quality results on time and on budget and ensure an exceptional customer experience.

Assist in the implementation of and adherence to continuous Work Health and Safety cultural improvement by championing the culture of “people protecting people” and ensuring adherence on site to all Scentre Group safety policies and procedures.

Act as Deputy Chief Warden or Chief Warden in the event of an emergency and establish, coordinate and participate in a regular calendar of Work Health and Safety activities including evacuation and warden training, safety meetings, etc.

 

 

What will set you apart from the rest?

 

Diploma or tertiary qualifications in a property or facilities related discipline.

6+ years’ experience in commercial property, facilities management and building services operations for large CBD office assets.

Commercial acumen and demonstrated experience balancing financial needs with a sound understanding of base building and technical issues.

Demonstrated skill in leading and coordinating operational and technical people as well as effective and impactful communication skills.

Practical knowledge of the principles of property valuation and property-related compliance including Work Health and Safety.

Demonstrated stakeholder management, multitasking and management of priorities.

IT literate and able to use current business and building management systems and software.

Customer experience environment.

Contract management.

Contactable after-hours including weekends for the escalation and resolution of issues from time to time.
