Director – Asset Management

Position

Responsibilities

Reporting to the Senior Director – Life Science Estates, the Director – Asset Management will assist on ±10.0 million square feet life science portfolio located in Bay Area, San Diego, Greater Boston, Durham and Salt Lake City. Depending on level of experience, the Director – Asset Management may take lead on asset management responsibilities (defined below) for a geographic region or portfolio of assets. Job responsibilities include but are not limited to:

  • Responsible for maximizing asset-level and portfolio financial performance, including NOI growth year over year by delivering tenant satisfaction and proper building performance to drive retention, occupancy and expense management
  • Work with, and manage, third party property management companies responsible for day-to-day building operations and service delivery to tenants
  • Perform routine site visits and interact with local Healthpeak Properties, Inc. team members, property managers, leasing brokers and construction management staff to drive results and evaluate performance
  • Develop in-depth knowledge of assets, major tenants and market to provide timely and relevant information about asset performance and assets risk and opportunities to operational plan
  • Drive portfolio budget creation and understand property level budget impact
  • Analyze financial reports to ensure P&L performance goals met
  • Assist in process improvement in building management and financial reporting to improve efficiency in communications across geographically disparate team
  • Review and track capital budgets and work with project managers on development and tenant improvement projects
  • Oversee, review and enforce lease agreements for managed properties
  • Work in a team environment

Position

Requirements

  • Bachelor’s degree from an accredited college or university required
  • Minimum 4 years of Asset Management work experience and 8-10 years of property management experience required
  • REIT experience, a plus
  • Advanced Excel skills and working knowledge of Microsoft Office Suite required
  • MRI software experience required
  • CPM (IREM) or RPA (BOMA) designation, a plus
  • Excellent analytical and problem solving skills
  • Demonstrates excellent organizational skills and attention to detail
  • Strong communication skills
  • Ability to work well under pressure, balance and execute on multiple deliverables
  • Superior time management and task management skills with ability to efficiently complete tasks independently
  • Demonstrates an understanding of finance and real estate concepts
  • Willing and able to travel at least <10% of the time
