Director, Portfolio Management

This position will play a critical role in building and supporting the exciting, rapidly growing Ventas Investment Management (“VIM”) business unit. Ventas is a highly successful, ~$30B enterprise value publicly traded health care real estate investment trust with a 20+ year track record of excellence. VIM is a strategic growth platform for Ventas for private capital relationships. The VIM Platform has $3.8 billion in assets under management and consists of the Ventas Life Science & Healthcare Real Estate Fund, our life science development joint venture with GIC and our senior housing development State Pension Fund joint venture. Ventas expects to rapidly grow assets under management, both through the Fund and other joint venture vehicles.

This position will assist the Ventas Investment Management Team and the VIM Managing Director in investor outreach, investment analysis, acquisitions, asset management and financial planning.  This position will have significant interaction and exposure to the Ventas Executive Leadership team, and the Ventas Asset Management, Investments, Treasury and Accounting teams. The role will also play a critical role interfacing with the investors and joint venture partners.

The role requires a high level of energy, positive attitude, attention to detail and the ability to work effectively and collaboratively across work groups. The role requires ten years of investment or asset management experience with a real estate focus in private equity, fund management or related investment vehicles, and experience in a leadership role with investors.

Responsibilities:

  • Responsible for working with the VIM Managing Director to proactively drive investor outreach through preparation of investor presentations, participating in calls, answering questions, and maintaining relationships

  • Act as investor relations lead for VIM marketing materials, managing new and existing investor questions and relationships and reviewing all external reporting prepared by the broader team

  • Work with Investments on robust acquisition pipeline analyzing new opportunities and their impact on each venture, including the preparation and presentation of materials for board approvals

  • Liaise with Asset Management to understand and analyze key operating trends of assets and opportunities to drive performance and value creation

  • Review purchase / put options for opportunities to maximize the investment potential and Ventas’s role within the structure

  • Coordinate with Ventas’s FP&A department to understand and report on overall fund strategy and performance as part of overall Ventas enterprise performance management

  • Work with external appraisers and internal teams to complete quarterly appraisals for all VIM assets

  • Assist in and lead the management of relationships with our joint venture partners, Fund investors, third-party vendors and operating partners

  • Interact with Ventas executive team through the preparation and presentation of board materials, executive reports and analysis

Requirements:

  • Real estate professional with 10+ years of relevant experience in investments, asset management or investor relations while working for a real estate management company, real estate fund, REIT, private equity fund, investment partnership, hedge fund, fund of funds, mutual fund, placement agent or investment bank

  • College degree required, MBA a plus

  • Demonstrated team player, self-starter and independent thinker with the ability to exercise excellent judgment and logical reasoning

  • Proven ability to work in a fast-paced environment with a high level of flexibility, accuracy, and attention to detail

  • Ability to balance multiple concurrent tasks

  • Must be forward thinking and a leader of positive change in an environment that is constantly seeking opportunities to improve upon existing processes, create efficiencies and deliver results

  • A high level of energy, a positive attitude, keen attention to detail and the ability to deftly handle multiple priorities and conflicting deadlines with minimum supervision

  • Demonstrated interpersonal skills, including the ability to interact professionally with a broad array of internal and external parties, including members of senior management and the leadership of joint venture partners

  • Excel and PowerPoint excellence required
